During the application process, I was to obtain a survey, which costs would be paid out of pocket. The first payment was $500.00, which I made via credit card to - -. I have tried to have a manager call me multiple times, but I have not heard back. My first complaint is that there has been no communication throughout the whole process and I feel like we have been left in the dark on our mortgage process. They then keep adding rate lock extension fees for the delays because they wo n't acknowledge the paperwork I 've already sent. Even after they have acknowledged that they have all paperwork, they come back with more questions right before closing and then use this as an excuse to add additional extension fees. I did not receive the correct Closing Disclosure until I was at closing. I was provided a preliminary disclosure, but it was not 3 business days in advance and it had significant errors ( over $170000.00 wrong ) although the new mortgage rules require disclosure at least 3 business days in advance. It took 3 weeks to receive an appraisal, rescheduling 2 times prior to signing closing. But my biggest concern is that I never received a closing disclosure document prior to the notary coming to my house. I did not have time to review my responsible charges. However, in the final paperwork I found out that my fees increased by $2600.00, and there was no notice or communication from my loan officer. Cardinal Financial Company, LP Mortgage settlement process and costs May 31, 2015 - I was charged a delay fee. The delay was the fault of Cardinal Financial. But they charged me a late fee. First, I sent numerous emails and faxes with my information. I was told that they did n't receive it despite fax confirmations. Second, I was told my Cardinal that everyone was on vacation and they could n't work on my mortgage approval.
