I am in the process of refinancing my USDA guaranteed rural housing mortgage, currently held by Wells Fargo, through a new bank, -. We have encountered a problem with Wells Fargo. The payoff statement that Wells Fargo issued to - classifies my mortgage as a conventional mortgage instead of a USDA guaranteed mortgage. My closing documents from -, the mortgage company that issued the original loan in 2011, shows my loan as a USDA rural housing loan. However, the mortgage was sold to Wells Fargo who has classified it as a conventional loan, despite all documentations showing that it is indeed a USDA rural housing loan. Wells Fargo has acknowledged that the paperwork shows that it is a USDA loan, but they have yet to make the change so that I can complete the refinancing process. One of the Wells Fargo employees that I spoke with on the phone suggested that this is how Wells Fargo treats all of their USDA loans. If that is the case, then this is illegal and should be investigated by the CFPB.
