I began shopping for mortgages and applied through several lenders. -, Sebonic Financial ( NMLS # - ), seemed to be a good online option. The broker, himself, was actually very pleasant to work with. However, as part of the application process, Sebonic requires a credit card to hold funds for an appraisal. I applied on - and received an email that an appraiser had been assigned on -. In that email it said that I needed, as the borrower, to schedule to have the appraisal done within ( 7 ) days. However by - the appraisal had been assigned and conducted, without my or my agent 's knowledge/authorization. It is also worth mentioning that I informed Sebonic the same day that I had signed with another lender, whether or not that 's a coincidence or not, I 'm not sure. Additionally, at no point had I signed an intent to proceed with Sebonic. I have since been charged as appraisal fee of $430.00 and told that is a non-refundable charge. I 'm not an expert in the mortgage process but this strikes me as a serious ethical issue requiring a refund of the appraisal fee immediately.
