- - - - -- -, - -Email : --Office phone : - - -Cell : - - -/-/-15Dear Consumer Financial Protection Bureau - : My step daughter, - - - bought at an auction held at - a property known as - - -, -, - -, the Seller being Wells Fargo Bank on -/-/15 and the following Monday, on -/-/15 sent all the required forms and the initial deposit as required in the terms of the sale. The sale is an all cash '' sale and the full amount required for the settlement is in - - 's checking account with Wells Fargo. This has been conveyed repeatedly to Wells Fargo together with - - notifications to Wells Fargo that she is desirous, ready willing and able to close ''. As a preamble to this letter, I would state that I 'm authorized by - - to act on her behalf, including and not limited to having a formal power of attorney from her. Also, for the sake of brevity, I 'm not


disputes to the facts contained herein, and if she does, by this letter, she is very much encouraged to convey her comments to you. The story is simple. When - - bought the property, she expected to close on the property ASAP and move to it. She is renting in the same town, -, paying $1500.00 a month in rent. However, the closing did not, and as of now, has not happened. Until yesterday, -/-/15, when Wells Fargo received a deed in its name ( but as of yesterday has still not executed it - no closing date was in site. A conservative calculation of - - 's damages is : on an all cash deal, allowing for a month to close, - - now paid an extra - months of rent, totaling $7800.00. In addition, the property is standing vacant, unkempt and deteriorating. To get it to its -/-/15 condition, will take another $5000.00 - $10000.00, for a total of $12000.00 - $17000.00. - - is entitled to delay damages and has requested a meeting to discuss the issue with Wells Fargo Bank, whose motto, stated in broad signs in every branch, is Courtesy '', but the bank declines. Wells Fargo bought the property at a Sheriff 's foreclosure sale on or about -/-/15 thru its foreclosing attorneys, - -. The deed was issued by the sheriff to the HUD -. Wells Fargo claims it is entitled to the delay since it is a typographical error ''. Considering the time it took to correct, a better adjective is negligence ''. Wells Fargo 's additional position is that delays are to be expected in foreclosure sales. This is patently wrong, since - - did not buy at a foreclosure auction, but bought directly from Wells Fargo, which in turn prior, bought at the foreclosure auction. I kindly request your intervention that delay damages are paid by Wells Fargo to - - and sanction Wells Fargo for its unreasonable behavior. Yours truly, - -
