On Wednesday, - -, 2015, I went into a BMO Harris branch in -, Illinois to apply for a mortgage refinance. I presented the Mortgage Banker, - - - - a commitment letter from my current bank for the mortgage refinance and asked if he could do better than their deal. It was an interest rate of 3.5 %, for 15 years with - origination fee and - discount fee. Although he said the cost would be approximately $1500.00. He also said that the recent appraisal of my house could help to reduce the cost of the loan and I would get a grant for $1000.00. But he required a $100.00 deposit. I provided a master card for the $100.00 and asked for a receipt and he said he would email it, but he never did. Today, I received the application via express - letter that he completed along with other mortgage documents including disclosures and settlement information. How can $4100.00 in settlement charges be better than - cost and - origination fees? I wanted to borrow -, but the application says that I want $85000.00 to pay for consumer debt when I did not ask for additional funds. I told him that I currently do not have an escrow with my current mortgage and want to keep it that way, but the application/documents he prepared state that I would have an escrow. I have asked whether I would be denied a refinance loan for the $73000.00 and whether I am only approved for the larger $85000.00. To date, he has not documented whether or not that is the case. Also to date, he has not provided me a receipt for the $100.00 that I have requested -, but BMO Harris managed to charge my credit card. I have found this loan refinance process to be such a scam.
