Conventional fixed mortgage Application, originator, mortgage broker

Conventional fixed mortgage Application, originator, mortgage broker Tennessee
On - - 2015, I was issued a mortgage modification from USbank with an interest rate of 4.95 %. The mortgage is a - - mortgage. According to the - - website, banks who service - - loans must use their standard interest rate on all modifications. On - -, 2015, the - - rate was 4.125 %. A month prior to that it was $ 4.0 %. Why is there a discrepancy between what what - - is issuing and what my Usbank ( the servicer ) is charging me? Many thanks.
