My wife - purchased a house a little less than - years ago. We were approved for the loan and the appraisal was completed and we closed on the property. The house is a - level property with internal stairs connecting the - - - floors. An external staircase allowed for access to the - - - level. The appraiser did not make any deduction in the appraisal for the external staircase. We refinance the house several months ago and during the appraisal process, the appraiser for the refinance did not fully recognize the sq.ft. of the - floor, since you have to use an exterior staircase to access that space- essentially using a different method for appraising the property. The difference in market value is approximately $57000.00. I have made complaints to both appraisers and the lender- with no satisfactory actions to date. The inconsistency of the process and the seemingly arbitrary way of deciding what is allowed and what is not puts the consumer in a disadvantage especially when the consumer does not control any part of this process. I am seeking restitution of $57000.00.
