I have a mortgage account with US Bank at a fix rate of 4.25 %, monthly payment of $1300.00 includes principle, interest and escrow. I bought my house in 2001. Until recently, my mortgage monthly payment has increased to $1300.00. KEEP IN MIND THAT THIS IS A FI- RATE. I called customer service and spoke to both the rep and the manager whom informed me that the increase of my monthly payment was due to an increase in my property tax, a difference of $220.00 ( $3000.00 - $2800.00 ). I had asked if I can send them a one time payment of the difference in the increase of my property tax but was informed by both that it was NOT an option and that if my property taxes increases again next year then my monthly payment will increase to cover the increase of my property tax.
