Conventional fixed mortgage Loan servicing, payments, escrow account

Conventional fixed mortgage Loan servicing, payments, escrow account Utah
I am trying to get rid off the PMI on my home loan. My property value has been increased and I am thinking of reevaluating the property price and drop the PMI. But my lender now says I should have paid - for at least 2 years before I can take this route. Is this true? I am going through some website and none of them says this 2 year rule.
